you may still not like the deal after doing so, but please factor in land* and equity before scoffing at any residential real estate transaction. the math on a 20 (or even 15) year loan is so much more favorable than 30.

* - they're not making any more of this, and the northeast US is crowded.

is it better or worse than paying more* to live in an apartment, gaining no equity, having no land, being subject to the whims of the landlord, being told what pets you can or can't have? that's up to you or any other individual. some people prefer not being responsible for property taxes, broken toilets, loose door knobs, roof repair, etc. and that's fine too.

* - how MUCH more is debatable and dependent on location, but likely more.
